On the heels of the highly successful development of the Corporate Green Office Park (CGOP), we are pleased to announce the next phase in the Corporate Green family: Corporate Green North! Located just north of the fully occupied CGOP and the award-winning GenCore Phirst Building, CGN will consist of two 10,000 SF buildings.

The full-featured buildings at Corporate Green Office Park will include a thirty-foot courtyard between the buildings with seating areas for outdoor relaxation, and spacious parking for 80 vehicles. Twenty of the parking spaces will be enhanced with canopies to add shade. And an exciting new feature — a portion of the parking area will accomodate up to four food trucks!

Like the rest of Corporate Green Office Park, the Corporate Green North buildings will be constructed as open shells for tenants to customize their own floor plan from 1,500 - 10,000 SF! This allows the perfect blend of beauty and flexibility. The view to the east is Paluxy Drive with a solid permanent greenbelt of trees. The view to the west is the parking area with a rock retaining wall, plus a hillside of vegetation.

Back to Nature and Back Again

In true Corporate Green fashion, will practice "green" responsibility. All trees that will need to be removed will be recycled into mulch and fertilizer. Plus, a large number of trees and bushes will be planted. Dry creek beds and other landscaping elements will accent the chorus of nature and technology. CGOP North will be resplendent with colorful, sustainable landscaping and high efficiency LED exterior lighting, as well as security cameras.

Bringing Something New to These Parts

Recently, the City of Tyler expanded the Code of Ordinances to allow mobile food units, otherwise known as food trucks. Trucks have many restrictions and must pass NET-Health permitting and periodic inspections, much like restaurants. Though Tyler has only has one food truck at present, this exciting concept will grow over time, as it is gaining popularity in Texas in places such as Austin, which has about 2,000 trucks.

Right now, the concept is that one or more trucks may arrive early in the morning and offer coffee, breakfast tacos, snacks, etc. to nearby tenants, residents and passersby on Paluxy Drive. Then, the same at lunch. The City ordinance only allows a truck to stay in one place a maximum of six hours, serving times may vary. Will it be a huge income producer for the development? Probably not. It will simply be a nice amenity to the 20-30 businesses that are within two miles of Corporate Green.

We will have guidelines to govern our policies that will include trash, music, hours of use, alcohol, appearance, treatment of patrons, etc. All policies will be set and enforced in light of our needs as developers as well as trying to be good neighbors.

As a commercial real estate developer, MBCG wants to be a good steward as well as a good neighbor. Near to the Corporate Green North project are Stonegate, Stonegate West, and other Corporate Green developments. Here's how we plan to be good neighbors...

For Stonegate West

We're going to make a few improvements here and there:

  1. Fix a long standing drainage issue near 1857 Stonecrest Blvd, #3601
  2. Carve some of the dirt near our border to have better storm drainage
  3. Add fencing around the resultant embankment for safety
  4. Add back landscaping to compliment the development

For Corporate Green Office Park

This is great new for people who work at Corporate Green! A driveway and walking path between the two developments allows convenient access to the food trucks. And when the weather is right, may we suggest the fresh air dining at the gazebo and picnic area at CGOP.

For Stonegate Residents

The addition of food trucks brings a trendy variety in food options. Currently, the nearest food options (other than convenience stores) are about two miles away. The food trucks will be about 375' from the back of the nearest Stonegate home. Nearby residents can be comfortable knowing we are a developer with a proven track record of stewardship, quality, and follow-through.

Corporate Green North is being developed, owned and managed by MBCG, LLC. MBCG is a Tyler partnership of:

The management of the property is handled from the MBCG offices that are within walking distance of all Corporate Green projects. Our mission statement is: "Providing Class A office space on a Class A site with Class A service, like Tyler has not yet seen."

As individual entrepreneurs in our early business years, we felt the pain of triple net (NNN) leases where there had been no ongoing expense transparency. We have felt the pain of not being able to get maintenance requests fulfilled. So thus, our vision is: "To provide a property leasing experience for our tenants like none they have ever experienced by being open, responsive, local, proactive, and exceeding our tenants' expectations."

Tenants and Referal

MBCG caters to professionals. Our current tenants include engineers, lawyers, consultants, financial advisors, professional counselors, and software developers. MBCG does offer proportional compensation to our current tenants and friends for leads that turn into contracts.
